Listing a Home in February or March
Reasons to List a Home in February or March
Many agents, and sellers, often think that spring and summer are the most opportune times to list a home. While warmer weather and a hot market would suggest they are right, there are many factors that point to February and March as being just as lucrative.
Low Competition: Inventory is often at its lowest in winter and early spring. This means higher visibility, and greater traffic potential from those who are trying to get a jump on buying season.
Tax time: Tax season is February-April, and many potential buyers are also receiving their tax returns early. Listing during this period allows them to utilize this return money toward a down payment, rather than utilizing it for alternative large purchases.
Potential to present a cozy open house: Turn the fireplace on and light a cozy candle to set the tone for an open house. While spring is light and airy, winter months provide the opportunity to give potential buyers the feel of absolute comfort that can be found in the listed home. Other ideas include adding a hot chocolate or coffee bar, and baking some fresh cookies without running the risk of making the home too warm.
Faster loan processing and quicker closing: Lenders, inspectors, and even title companies are often less busy in this season, and they are ready to work! Getting these items scheduled sooner can often lead to a shorter closing timeline.
Less competition for buyers: Some buyers prefer to avoid the crazy hustle of the spring and summer seasons, and will prefer to get their offer in during a less competitive period.
Winter PCS cycle: While it is less common, many military families are actually on a January PCS cycle, rather than May/June. Listing during winter months will help capture these buyers, and get them in their own home rather than a rental.
Whichever month you choose to list a home in, it is essential to know the pros and cons associated.
